Associate Company of the Year

Appleton Reiss - Nicki Asmer

Mrs. Asmer is a Shareholder with Appleton Reiss. She currently operates out of our Tampa Office. For more than two decades, community association board members have turned to Nicki F. Asmer for legal advice relating to multiple issues faced in their communities. Her knowledge and experience in community association law has assisted board members and managers in amending their governing documents, covenant enforcement, contracts, collections and foreclosures. Ms. Asmer also handles commercial litigation cases on both plaintiff and defense side. Nicki is focused and driven to achievement. After graduating from law school, she accepted a position as the Director of Legal Affairs in New York City for a software development company. In 2002 she returned to Florida and began her litigation career. As a bi-lingual attorney, she is known presence in the Hispanic Community. In 2004 she opened Fernandez Florida Law, primarily representing homeowners in distressed properties. Her cases made headlines on Fox News, and she eventually transitioned into representing community associations. Attorney Asmer joined Appleton Reiss on January 8, 2020, adding a wealth of experience and knowledge to our practice. She has litigated thousands of cases on behalf of community associations, homeowners, and creditors alike. As a proven leader, she works diligently on behalf of her clients to achieve results. Her experience rages from real estate title defects, transactional disputes, real estate closings, short sale negotiations, foreclosure defense and prosecution, debtor and creditor representation in bankruptcy court. Nicki has become an enormous asset to our firm. Finding an attorney versed in these multiple areas on both the plaintiff and defendant side of real estate and debt collection matters is no easy task. Nicki has proven to be an asset to community association board members and managers in the industry.

"Carrollwood Village is a wonderful Legacy Community located in the heart of Tampa Bay recently celebrating its 50th Anniversary. Hillsborough County Commissioner, Ken Hagan, presented the Carrollwood Village HOA with a Proclamation that will forever have a home in the Carrollwood Cultural Center. The Proclamation includes a summarized history of the Village. Carrollwood Village was established in 1971, in a rural area that featured orange groves, farms, and a handful of homes in Northwest Hillsborough County. The development of Carrollwood Village embodied a new day for community design, incorporating “everything needed for daily living nearby” concept that features a unique loop street system enabling travel to Village locations in minutes, a slower pace of life, and a picturesque landscape that provides a park-like setting."

Point Brittany Administrative Corporation

"The Point Brittany Administrative Corporation condominium community is located on the Bayway Isles area of St. Petersburg. Just a mile or so from The Don Cesar, Point Brittany is 33 acres of land and surrounded by water on most sides. There are 6 main buildings comprising of 741 residential condo units. Point Brittany also has a small grocery Store (The Country Store), a medical building with numerous tenants and open to the public, a professional building that once housed dozens of businesses, four pools , 22 dock slips, a fishing pier, and a kayak dock launch and storage. Point Brittany has undergone numerous multi-million dollar projects that include a 57 year old gazebo demolition and pool equipment replacement of nearly $1 million, over $500k worth of landscaping improvements with Fieldstone Landscaping, a seawall rebuild of $900k, implementation of new security system callboxes and cameras, and the decision to be professionally managed after 52+ years of being self managed. Five of the six buildings have had their roofs replaced in the last eighteen months and are undergoing other infrastructure projects. Point Brittany's President Pete Taylor, has lead the efforts from April 2022 through today. He has navigated the political minefields as owners continue to ask questions and voice concerns. In the spirit of improvement and maintaining his fiduciary duty, Pete Taylor maintains a steadfast and optimistic outlook for the future of Point Brittany and its owners. Point Brittany is managed by Resource Property management. It has three managers on site; Karel Costa-Armas as the GM, Kathryn Crow as manager for three buildings, and Rebecca Klinesmith as the manager for three buildings. Some of the more involved vendors at Point Brittany are Fieldstone Landscaping, Rightway Elevators, Aderhold Roofing, Triangle Pools, Synergy Electric, Socotec Engineering, and Weiser Security."

Hi, my name is Amanda Burns, I am a Licensed Community Association Manager aspiring to combine a focus on consistently courteous customer service with 9 years of solid experience in portfolio management. I am an enthusiastic individual with superior skills in working in both team-based and independent capacities. Bringing a strong work ethic and excellent organizational skills to any setting. I am ambitious, energetic, and self-assertive as well as being highly dependable. In 2022, I was a finalist in the Vesta 2021 All Star Competition and I was also spotlighted on Social Media for this, this was such an honor and blessing. I just recently got married to my devoted loving husband Sean, last year. I am a mom of two boys and when I am not serving my communities, I am happiest serving as a baseball mom. "Amanda began her career back in 2015 as a community admin working with more than 25 communities in her portfolio. After obtaining her CAM license in 2019, she was assigned a portfolio and hit the ground running, utilizing her admin experience. In the last few years, Amanda has continued to excel and grow in field to the current role of Senior CAM in the Vesta Brandon office mentoring the other CAM's and admins in the office. Sola Adewunmi

Sola Adewunmi is a licensed Community Association Manager with Greenacre Properties Inc. Sola’s management experience of over 17 years spans the east and west coasts of Florida from Palm Beach to Harbor Island. He is a multiple award winning Community Manager with an Asset Portfolio valued at more than Half a Billion Dollars. Prior to relocating from Nigeria, he was a seasoned Broadcaster with several years of experience as a News Anchor, Talk Show Host, Producer, and Programmer. As Head of Programs at the Africa Independent Television, he pioneered 24- hour Television Broadcasting in Nigeria. He was nominated for the 1997 Television Personality of the year. Sola Adewunmi is married to Cherlene Adewunmi. They are blessed with 8 Children and 8 Grandchildren. He recently published 3 books, Born To Fly, Fingerprints and Serendipity. Born To Fly, the flagship of trio is an anthology of essays featuring the life experience and world view of the author. Serendipity is a collection of poetry and Fingerprints is a compilation of Thank You Notes to the Men who have left lasting impacts on Sola’s life. The overriding principle in the trilogy is that everyone is created with purpose to achieve greatness. However, in order to be successful, we all need Faith in GOD, the Love of Family and the Support of Friends.

I always wanted to be a nurse, so when I was in school that is what my degree was going toward. Then I realized I do not like blood on me, near me, or around me. So, I shifted from school to the workforce. I have been in the property management business since 2011. I have loved it ever since. Part of being a nurse was the thought of helping people. Well, I am still helping people but without all the gross stuff 😊I have been an admin, portfolio manager and now an on-site manager, which I must say I do prefer on-site, I like to get to know the homeowners and make friendships with them. You most definitely need to be a people person for this industry. Every day is a little different to keep you on your toes. I have two daughters, 23 and 16. Almost done!! My favorite place is on my porch, with coffee or a drink, with my pups and read or watch the silly fainting goat videos or read a good book.

Here buildings, Point Brittany 2, 4 and 5 total 390 units within buildings that are nearly 60 years old. Kathryn has generated their budgets, run their annual meetings, coordinated dozens of inspections to include the milestone inspections and SIRS, met with dozens of vendors, and continues to oversee numerous projects totaling millions of dollars.
