Associate Company of the Year

Appleton Reiss - Nicki Asmer

Mrs. Asmer is a Shareholder with Appleton Reiss. She currently operates out of our Tampa Office. For more than two decades, community association board members have turned to Nicki F. Asmer for legal advice relating to multiple issues faced in their communities. Her knowledge and experience in community association law has assisted board members and managers in amending their governing documents, covenant enforcement, contracts, collections and foreclosures. Ms. Asmer also handles commercial litigation cases on both plaintiff and defense side. Nicki is focused and driven to achievement. After graduating from law school, she accepted a position as the Director of Legal Affairs in New York City for a software development company. In 2002 she returned to Florida and began her litigation career. As a bi-lingual attorney, she is known presence in the Hispanic Community. In 2004 she opened Fernandez Florida Law, primarily representing homeowners in distressed properties. Her cases made headlines on Fox News, and she eventually transitioned into representing community associations. Attorney Asmer joined Appleton Reiss on January 8, 2020, adding a wealth of experience and knowledge to our practice. She has litigated thousands of cases on behalf of community associations, homeowners, and creditors alike. As a proven leader, she works diligently on behalf of her clients to achieve results. Her experience rages from real estate title defects, transactional disputes, real estate closings, short sale negotiations, foreclosure defense and prosecution, debtor and creditor representation in bankruptcy court. Nicki has become an enormous asset to our firm. Finding an attorney versed in these multiple areas on both the plaintiff and defendant side of real estate and debt collection matters is no easy task. Nicki has proven to be an asset to community association board members and managers in the industry.

"Carrollwood Village is a wonderful Legacy Community located in the heart of Tampa Bay recently celebrating its 50th Anniversary. Hillsborough County Commissioner, Ken Hagan, presented the Carrollwood Village HOA with a Proclamation that will forever have a home in the Carrollwood Cultural Center. The Proclamation includes a summarized history of the Village. Carrollwood Village was established in 1971, in a rural area that featured orange groves, farms, and a handful of homes in Northwest Hillsborough County. The development of Carrollwood Village embodied a new day for community design, incorporating “everything needed for daily living nearby” concept that features a unique loop street system enabling travel to Village locations in minutes, a slower pace of life, and a picturesque landscape that provides a park-like setting."

Been a portfolio community manager for 7 years with credentials in LCAM, CMCA, and AMS. Experienced in managing single family, townhomes, condos, timeshare, and working alongside with CDD properties. Striving to create better operational processes and procedures while giving exemplary customer service for residents and guidance to board members and colleagues. Provided training and guidance to other community managers to successfully pass CMCA testing and become a mentor to new and upcoming managers.
